Binford Lofts to Add Units to Traction Avenue * Updated Rendering.
DOWNTOWN LOS ANGELES — When the dust from the economic gloom lifts, Mika Realty Group's Binford Lofts may be the Arts District's next project. The 18-unit live/work development at 857 Traction is slated to rise on what is now a surface parking lot at the end of Traction Avenue.
While the project continues the neighborhood's focus on space for artists, the development also removes parking spaces in an area whose growing popularity is making it increasingly difficult to find a spot.
The lot's 35 spaces will be taken out and replaced by 44 in the project, but most of those will be destined for the building's occupants. One can't accuse Mika of being ignorant of the situation, though: their offices are right next door at 837 Traction. The company's currently finishing up the Hewitt-First development nearby.
The five-story development will have two levels of parking and four floors of residential. Planning documents say Binford will have two 1-bedroom units, ten 1-bedroom units with lofts, six 2-bedroom units and 1,000 square feet of retail.
David Lawrence Gray Architects sends a current rendition of the Binford Lofts. The previous render––found on the Mika Realty website––was from a different firm in the early stages of planning.

THIS IS NOT THE RENDERING OF THE BUILDING. THIS RENDERING IS A COUPLE YEARS OLD. IT HAS BEEN COMPLETELY REDESIGNED BY ANOTHER FIRM.

Hopefully, we start seeing fewer parking requirements in the Arts District now that the Little Tokyo / Arts District station will be open in 4 months!
